How do I handle maintenance requests?
The community offers 24-hour emergency maintenance. Work orders can be entered on the Resident Portal app.
What is the parking situation (including EV charging)?
Attached garage and surface lot parking are available. We do not offer EV charging at the moment.
Where do guests park, and do they need a permit or pay a fee?
We have a parking garage located right next to ArriveKC, guest can park on the 1st floor. There is also future resident parking in front of ArriveKC.
How do I get my packages (is there a locker system)?
We have a secured package room with Amazon being delivered to the doors.
Are the apartments ADA accessible, and do the buildings have elevators?
We have ADA apartments along with multiple elevators.
How do I apply for an apartment?
Applications can be completed online via the property website by creating an account, selecting a floor plan, and paying the required application and administrative fees.
What income, credit, and screening qualifications are needed to apply?
Applicants must have verifiable income equal to three times the base rent. The screening process includes credit, criminal, and rental history checks.
How long does the application approval process typically take?
We try our best to get the application process wrapped up within 72 hours although this can be dependent on outside factors such as our 3rd party screening, rental history verification, etc.
What are your available lease terms and lengths?
We offer 12-15 month leases.
What is the total estimated cost due at move-in (deposits & fees)?
A $50 application fee and a $300 administrative fee are required.
Are security deposits refundable?
Security deposits are based on the screening results and have the potential of refund at move out based on damages and other factors.
What is the penalty for breaking a lease, or do you allow lease transfers?
To terminate a lease early, a written 60-day notice to vacate and a buyout fee of 2x the base rent are required. You must live here for at least 6 months before this is permitted.
Do you offer virtual, self-guided, or in-person tours, and how do I schedule one?
In-person tours can be scheduled by contacting the community.
How do I pay rent? Can I pay online?
Rent can be paid online via ACH with no fee, or with a debit/credit card for a processing fee. Checks and money orders are accepted at the office during business hours.
What utilities are included in the rent?
Wifi, valet trash, and routine pest control are automatically added to your base monthly billing. Electricity must be set up directly with the utility provider in your name prior to move-in, while water usage is back-billed and payable through your resident portal each month.
Which providers are available for internet and cable?
High-speed internet is available through Google Fiber for $65 per month.
Are pets allowed, and what are the restrictions/fees?
Yes, the community is pet-friendly for up to 2 pets per home (dogs and cats). There is a $400 one-time pet fee and a $35 monthly pet fee per pet.
Is renter's insurance required?
Yes, we require renters insurance with a minimum liability of $300,000.
Is this a smoke-free community?
Yes, ArriveKC is a smoke-free community.
What is the policy on subletting or Airbnb/Short-term rentals?
We do not allow subletting or Airbnb/Short-term rentals.
What is the guest policy for overnight stays?
Overnight guests are welcome in your home. However, if a guest plans to stay for 14 consecutive days or longer, please notify management in advance so we can update our records.
What appliances and finishes are included in the kitchen?
ArriveKC’s kitchens feature quartz countertops, custom soft-close cabinetry, tile backsplashes, and a full suite of stainless steel appliances, including an oven/range, microwave, refrigerator, and dishwasher. The modern finishes create a stylish and functional space for everyday living.
What general features and finishes are standard in the apartments?
Our modern apartment homes feature high-end, contemporary finishes throughout. Standard and select features include:
- Comfort & Convenience: In-home full-size washer and dryer, smart thermostat, walk-in closets, oversized windows with contemporary shades, and two distinctive color schemes to choose from.
- Bathroom: Tiled showers and tub surrounds with modern fixtures.
- Premium & Select Layouts*: Loft-style floor plans, 10' or 12' soaring ceilings, private balconies, private turf yards, and scenic city views.
What type of flooring do the apartments have?
We have luxury vinyl plank, this wood-style flooring carries throughout the main living areas and kitchens to offer a high-end look that balances modern design with warmth and daily durability.
Is laundry included in the apartment?
Yes, a washer and dryer are included in every home.
Do the apartments have A/C or specific climate control?
Yes, the community features air conditioning.
Does the apartment have extra storage space?
Yes, additional storage options are available.
Is the apartment set up for remote work?
Yes, the community features a Zoom Room for remote work.
What other community amenities are available?
The community features a resort-inspired heated pool, skyline rooftop terrace, expansive fitness center, indoor rock-climbing wall, sports simulator lounge, pickleball courts, bocce court, cold plunge, and a dry sauna.
What are the hours for the pool?
The pool hours are from 10am - 10pm.
Does the community host resident social events?
Yes, the community hosts exclusive monthly resident events.
Is the building secured or controlled access?
Yes, it features access-controlled buildings and an after-hours courtesy patrol.
What are the closest options for grocery and dining?
ArriveKC is conveniently located near several grocery stores and dining destinations. Residents can shop at Billie's Grocery, Cosentino's Market Downtown, Midtown Market, and Cosentino's Sun Fresh Market for everyday grocery needs. Nearby dining options include the restaurants and bars in Martini Corner, Martin City Tavern & Terrace, and the variety of casual dining choices available at Crown Center.
How close is the property to major highways, commuter routes, or specific major employers?
The community is located in Midtown, directly on the KC streetcar line.
Is public transportation easily accessible?
Yes, it is a transit-oriented community located directly on the KC streetcar line.
What schools and school districts are in the area?
The assigned schools in the Kansas City 33 School District include Primitivo Garcia Elementary School, Central Middle School, and Central High School.
